How this works

  • EMI limit (FOIR): most banks keep all your EMIs, old and new, under 40–60% of take-home pay, depending on income and credit score. Your new EMI limit is that share minus the EMIs you already pay.
  • Loan amount is what that EMI can repay over your tenure at the interest rate.
  • Loan-to-value (home loans): under RBI rules, the share of the property value a bank can lend depends on the loan size: loans up to ₹30 lakh can be up to 90% of the value, loans from ₹30–75 lakh up to 80%, and loans above ₹75 lakh up to 75%. The rest, plus stamp duty and registration, comes from your savings.
  • Comfortable means EMIs at about 30% of take-home pay, leaving room for savings, emergencies and rate rises.

Actual eligibility depends on your credit score, age, job stability and the lender's policy. This is an estimate, not a loan offer.
